Kier's Marylebone Square, a landmark mixed-use development commissioned by Concord London, has been awarded Housing Project of the Year at the prestigious Building Awards, marking a significant achievement for one of the most ambitious urban construction projects in recent history.
The nine-storey building is a major addition to London’s W1 district, featuring a blend of luxury and affordable housing, community amenities, dining, and retail spaces. It is the first new mixed-use city block in the area in 50 years and presented unique challenges due to its location in a densely populated urban area. Construction on the project continued through the challenges of the COVID-19 pandemic and was completed with exceptional quality thanks to Kier’s network of supply chain partners, including Kier's own mechanical and electrical engineering team, KME.
Marylebone Square's construction involved significant technical feats, including the excavation of 50,000 cubic meters for a three-storey basement and the creation of two custom external façades. To overcome the site’s restrictions, engineers used advanced ‘top-down’ construction techniques, building portions of the structure on plunge columns. A central feature of the development is a five-storey atrium with floating walkways that provide bridge access to each apartment, all manufactured off-site, topped with an elegant glass rain canopy.
This recognition at the Building Awards follows Marylebone Square’s recent win at the British Construction Industry Awards, where it was named Residential Project of the Year. Both accolades celebrate the extensive skill and technical innovation that the project embodies.
Another Kier initiative, the Ministry of Justice Digital Twin Pathfinder at HMP Five Wells, was also honoured at the Building Awards, receiving high commendation in the Digital Excellence category. This cutting-edge project uses a digital twin system at a Five Wells houseblock to monitor and assess building performance in real time, offering new ways to enhance operational efficiency.
With two projects recognised at the Building Awards, Kier has demonstrated its commitment to delivering quality, innovation, and sustainability across the UK construction sector.
