Clegg Construction Starts Work On £35m Student Accommodation Scheme

Clegg Construction has started work on a new £35 million student accommodation scheme in Leeds, consisting of 402 purpose built studios – just next door to where the company is currently delivering a 185-apartment build-to-rent development.

The Fabric Works is being delivered in partnership with PPG Leeds Ltd, a joint venture between Primus Property Group and HIG Capital, and has involved the demolition of two buildings and a basement car park on Leylands Road to make way for an 11-storey purpose-built student accommodation building.

Students living in The Fabric Works will benefit from an industry leading amenity offering - integrating the latest technology, and aiming to provide students with a safe and inclusive community environment in which to live, study, and play.

The building's exterior will benefit from an elegant architectural composition that was well received through planning, and responds to the local and wider context - taking cues from the historical buildings and street patterns of the surrounding area - paying homage to Mabgate's rich industrial history. A BREAAM ‘Very Good’ rating is targeted, with active hot water demand met by the PIPES District Heating Network in Leeds.

Ross Crowcroft, pre-construction director at Clegg Construction, commented: "We are really pleased to have started work on another new build project in Leeds. Upon completion, The Fabric Works will deliver an architecturally impressive building that will be a key contribution to the wider regeneration of the Mabgate area, as well as providing additional much-needed local student accommodation."

The two-year project is due to be delivered in summer 2025 - in time for the 2025/2026 academic year. The wider project team includes Tim Groom Architects, Ridge and Partners, King Associates, Quartz Project Services, and Innov8 Development Solutions.
