Plans to build over 140 new homes in Darlington have been given the go-ahead.
The 144 new homes will be developed on a site located near to the A66.
Brought forward by North of England housebuilder, Homes by Esh, the Hurworth Meadows development will include a collection of two, three and four-bedroom homes.
Sales at Hurworth Meadows will launch in 2024, with Homes by Esh set to target first-time buyers with mortgage-specific offers and deposit contributions.
Each home will be greener and more economical than an older property, and will benefit from energy efficient features, including solar photovoltaic panels to generate electricity, an electric car charging point and smart heating controls. Block paved drives, an integrated oven hob and hood with contrasting splashback, and towel warmers, will be included as standard.
Colin Willetts, Deputy Managing Director at Homes by Esh, said: "We currently have two developments in Darlington - West Park Garden Village and Elder Brook Park - which we have seen exceptional demand for.
"Hurworth Meadows will offer the same quality standard of Homes by Esh properties which are high specification by design and will be ideal for those who are looking to purchase their first home as we plan to introduce specific deals marketed towards this demographic.

The show homes, which will be available for viewings from early 2024, will include two new house types, a two-bedroom Azalea and three-bedroom Foxglove. The Azalea two-bedroom property comes complete with an en-suite, proving an ideal first-time home for an individual or a couple. The larger Foxglove show home is designed with a spacious open-plan kitchen and dining area, perfect for those who want a home where they can entertain.
Elsewhere across the development, the Heather and Poppy house types will include three and four-bedrooms respectively along with an integral garage.
