Global construction company Mace has been appointed to carry out pre-construction work for the redevelopment of Landsdowne House.
The new scheme will create 225,000 sq ft of workspace, in addition to 14,000 sq ft of retail and restaurants at the building's ground level.
The developers for the site are CO—RE with the design being created by architects AHMM. The new building will be constructed using a ‘sway frame’ structure, allowing for large floor plates and a centralised core that can be adapted and re-used in the future to accommodate change without requiring wholesale demolition of the building.
The design also features an outdoor rooftop terrace, 480 cycle spaces as well as showers, changing facilities and lockers. The building will have openable windows to provide fresh air and an enhanced public realm with pedestrianised areas that will connect Lansdowne House to Berkeley Square.
Developers are targeting both BREEAM Outstanding and WELL Platinum ratings when the building is complete. Enabling works have already begun, and it is hoped the site will be ready by 2028.
Commenting on the project, Ged Simmonds, Managing Director of Offices for Mace Construct, said: "We are delighted to be working once again with CO—RE on the ambitious redevelopment of Lansdowne House.
"The outstanding quality and historic location will make this development one of the most premium offices in London. We are pleased to be playing a leading role in its renewal."
Reflecting on their partnership, Luke Wainwright, Director, CO—RE, said: "As we embark on another fantastic project with Mace, we are looking forward to delivering this landmark office development in the heart of Mayfair."
