Plans Approved To Regenerate Estate In Colindale

Plans to regenerate Douglas Bader Park estate in Colindale have been approved.

Housebuilder The Hill Group together with housing provider Home Group will deliver the transformation of this 1970's estate to provide over 750 homes, ensuring existing residents benefit from new high-quality homes. This 10-year programme will start imminently with the delivery of the first phase of 38 affordable homes.

Andy Hill, Group Chief Executive of The Hill Group commented: "As one of the schemes to be balloted under Mayor Sadiq Khan's mandate to allow residents a vote on estate regeneration, achieving planning success for the Douglas Bader Park estate is a significant achievement. We will utilise our extensive experience in regeneration, and continue to work closely with current and future residents, to deliver an exemplar development."

Will Gardner, Executive Director of Development at Home Group, said: "Having listened and consulted with customers throughout the planning process we can be confident that this development has the full backing of the local community. We will engage throughout the lifetime of the development to ensure the regeneration of Douglas Bader Park benefits everybody."

Designed by architects Levitt Bernstein, the 3.9 hectare site will create a green neighbourhood centred around a new urban square. It will feature a play area, expansive undulating lawns and a central courtyard, which will become a new focal point for the community. Extensive outdoor space will include balconies, roof terraces and courtyards, exceeding the requirements of the London Plan.

Construction will take place in three phases and include the demolition of all current residential units on site. In total 272 affordable units will be delivered alongside 481 homes for private sale. The affordable homes will be delivered as part of the first two phases and will include houses, maisonettes and apartments to cater for all members of the existing local community.
