Housing association Network Homes has appointed Durkan to build almost 160 new homes close to Central Middlesex Hospital In Park Royal.
The work on the 158 homes is expected to begin at the site in Central Way in March.
The high-quality and contemporary scheme secured planning permission in March 2020 and will offer a range of one, two- and three-bedrooms homes with 134 properties for Shared Ownership and 24 for London Affordable Rent.
The site was previously home to a call centre and storage facility and will see four new buildings created, ranging from six to 15 storeys in height. The historic former refectory, which were once part of a Victorian workhouse, will be retained as a commercial space. The development will be connected to Network Homes existing Luma development which houses many NHS staff, with a large communal central square with trees and landscaping being created for all residents to enjoy.
The scheme boasts green and sustainability credentials with wildflower bio roofs sitting on top of three of the development's buildings which will support local wildlife. It's also designed to minimise energy consumption with solar panels, air source heat pumps and low energy LED lighting throughout. Exteriors will be sealed tight to minimise heat loss, helping this scheme far surpass the carbon reduction targets set for new homes by the Greater London Authority (GLA).
Tim Carpenter, Managing Director for construction at Durkan, said: "It's brilliant to have been appointed to deliver this project, and we’re pleased to continue our partnership with Network Homes, who we’ve been building homes with for over 20 years.
"This scheme is particularly exciting because it will transform the current site and is a key part of a wider regeneration plan for Old Oak and Park Royal, an area set for major positive change and to become a transport hub where High Speed 2 will meet Crossrail. Importantly, these new homes will be offered at London Affordable Rent and as shared ownership, helping local people get onto the housing ladder – something that’s more important than ever amid rising property prices."
