Work is to start later this year on a major regeneration scheme in Hertfordshire.
Countryside Properties has been selected by Three Rivers District Council to redevelop the 11 hectare central South Oxhey site near Watford.
It is understood the scheme is valued at £150 million.
Proposals for the project include building 514 new homes as well as a large food store and new units with at least 55,000 sq ft of retail space.
In addition, new public spaces including a public square will be built along with improved infrastructure and better links to the nearby Carpenders Park station.
The developer is working in partnership with Home Group for the scheme.
Council Leader Ann Shaw said: "The Council is very pleased to have formally entered into contract with Countryside and Home Group and we are very much looking forward to working in collaboration to deliver the new high quality homes and shops that South Oxhey needs."

A planning application was submitted on 04 January 2016.
