Property investor Ashfield Land has bought a 30-acre development site in East Northamptonshire.
The acquisition is part of the company's plans to develop a mixed-use project including office, industrial, retail and leisure facilities in Rushden.
The purchased site is located adjacent to the future £140m Rushden Lakes shopping and leisure scheme being developed by LXB.
Nick Jones, Director of Ashfield Land, said: "This acquisition is an opportunity to develop an exciting scheme in a location that has become a commercial and residential hub for the area.
"Our confidence in the potential of the site has seemingly been borne out by the strength in the enquiries that we have received in just two to three weeks from the acquisition.
"It is our intention to progress both existing and new interest in the form of a masterplan that is acceptable to the local authority leading to a planning application later this year."
