Traditional Construction Paves The Way For Code Level 5 Certification On Lea Field Court

Stroma Technology, leading providers of building compliance assessments and energy carbon consultancy services, completed a package of sustainable services on the Lea Field Court development at Huntington, York.

The housing development achieved a Level 5 Code for Sustainable Homes (CSH) rating, the second highest level available, with delivery of the post construction stage certification in May of this year.

Stroma Technology were instrumental in achieving Code Level 5, advising from the early stages of the design process on providing the best solution to achieve this onerous level. Our services comprised of Code for Sustainable Homes (CSH) assessment, Standard Assessment Procedure (SAP) assessment, the provision of Energy Performance Certificates (EPCs), daylight calculations and air-tightness testing.

The main objective of the project was to simplify the process for achieving Code 5, making it simple, affordable and sustainable. The innovation behind the scheme was in its simplicity to construct simple to live in houses with low maintenance products, yet have the ability to look like a traditionally constructed British home.

The development was built using traditional construction techniques (300mm walls, 100mm cavities), taking a fabric first approach to the houses with high levels of insulation and sustainable materials. It included photovoltaic panels and mechanical ventilation heat recovery, with the addition of water saving measures (dual flush toilets, low flow showers, aerated taps and rainwater harvesting). Cycle sheds, rotary driers, rainwater butts, compost bins, internal recycle bins and energy monitors were also used. The development achieved an air pressure rating of 2, which is very difficult in traditional construction.

Lea Field Court consisted of 13 new homes for sale, rent and shared ownership with the Joseph Rowntree Housing Trust and was delivered by developer Keepmoat Ltd.
