Hammerson has submitted a detailed application to the City of London for its office-led scheme London Wall Place (formerly known as the St Alphage site).
The existing podium and 1950s tower will be replaced by a 500,000 ft² (46,450m²) scheme designed by MAKE, delivering striking architecture across two landmark buildings, 121-123 London Wall, EC2.
121 London Wall, a 300,000 ft² (27,870m²) headquarter office building adjacent to Moorhouse will create extensive landscaped multi-level terraces and offer full adaptability for occupiers from large trading floors through to individual office suites.
123 London Wall to the west of the site will provide 195,000 ft² (18,116m²) of office space in an elegant multi-tenant tower rising to 16 storeys, the same height as the neighbouring 5 Aldermanbury Square.
Over half of the site is dedicated to open space creating a new destination for the area through a series of new gardens set amongst the historic monuments including the City Wall and St Alphage Church Tower remains. The highwalk system is also being retained allowing easy access to all parts of the City through the creation of new north/south and east/west bridges.
The buildings are expressed through a rich palette of high performance concrete and glazed faience ceramic.

"We will be able offer occupiers grade-A office space providing flexibility through a variety of floor plates. We are confident that the scale and stature of the scheme means it will become a well recognised City landmark."
It is anticipated that the application will be determined by Summer 2011. During the determination period Hammerson is looking for a pre-let for 121 London Wall.
Subject to planning approval and occupier demand, completion is set for 2014 for occupier fit out with the building ready for full occupation in mid 2015.
