Kori Construction To Deliver 64-Bed Care Home In Mitcham

Kori Construction has been appointed by Care UK to build a new 64-bed care home in Mitcham, marking the fourth project the two organisations have delivered together. The scheme involves demolishing the existing building on the site, with works set to begin shortly.

The proposed three-storey home has been designed to provide specialist accommodation for older people who need residential, nursing and dementia care, offering a modern, welcoming setting that supports wellbeing, comfort and a sense of community.

Bedrooms will be arranged across flexible wings, with every room featuring an en-suite wet-room bathroom, designed with accessibility and safety foremost in mind.

A wide range of communal facilities is planned throughout the building, including a café, cinema/bar, hairdresser, lounges, dining rooms and activity rooms on each floor. Assisted bathrooms, staff facilities, changing areas and dedicated staff lounges will also be provided.

Ground-floor residents will have direct access to private patio areas and landscaped gardens, creating inclusive outdoor spaces that encourage relaxation and social interaction. The wider landscape design includes raised planters and fully accessible footpaths across the site.

Architecturally, the scheme proposes a contemporary palette of buff brick and grey cladding, with grey weatherboarding to break up the building's form and complement neighbouring properties. Grey window frames, rainwater goods and fascias complete the modern appearance. On arrival, residents and visitors will enter a warm foyer that leads directly to reception and the café area to create an open, inviting feel.

The development addresses an identified and growing need for specialist elderly care in Mitcham—particularly for nursing and dementia provision—while also supporting people who require a more assisted living environment.

Beyond meeting care needs, the project is expected to deliver more than £13m in social value through employment opportunities, local investment, community engagement and broader economic benefits during both construction and operation.
