HBD has secured outline planning consent for FREEPORT 36, a nationally significant industrial and logistics scheme in Yorkshire, with the first phase expected to deliver a gross development value of approximately £130 million.
The consent paves the way for the creation of a 5.5 million sq ft industrial and manufacturing park, featuring buildings ranging from 40,000 sq ft to over 1,000,000 sq ft. The development is anticipated to generate around 3,000 local jobs and 5,500 jobs across the wider Yorkshire and Humber region. Biodiversity Net Gain assessments forecast more than a 10% net gain for surrounding habitats.
The 300-acre site is strategically located next to Junction 36 of the M62, with easy access to Goole Docks and the M18 motorway. It lies within the Humber Ports complex—home to Hull, Goole, Immingham, and Grimsby—the UK’s busiest port cluster, handling roughly 17% of the nation's trade and situated within a four-hour drive of 80% of the UK population.
FREEPORT 36 forms part of the Humber Freeport Goole tax site, officially designated by the Treasury and HM Revenue & Customs. Occupiers within the tax site will be able to access a range of financial incentives, including Business Rates Relief, Enhanced Capital Allowances, Stamp Duty Land Tax Relief, and Enhanced Structures and Building Allowances, as well as 0% National Insurance Contributions on eligible new employee salaries.
HBD first became involved in the project in 2023, submitting an outline planning application that has now received a resolution to grant consent, subject to the completion of the Section 106 agreement. The next step is the preparation of detailed development plans, with construction potentially beginning before the end of the year.
