McLaren Construction Completes £12.8m B4 Logistics Development

McLaren Construction Midlands and North has completed the £12.8 million B4 industrial scheme at Manchester Airport, marking a significant step in the ongoing regeneration of the World Freight Terminal.

Delivered in partnership with Columbia Threadneedle Investments, the high-spec 92,000 sq. ft. unit was finished two weeks ahead of schedule.

Located within airport security boundaries, B4 includes logistics space, integrated offices, and extensive landscaping, forming part of one of the UK's most strategically important logistics hubs.

The building has achieved a BREEAM 'Excellent' rating and EPC A+, reflecting McLaren's drive to deliver future-proofed, sustainable industrial spaces. The B4 project continues a strong track record between McLaren and Columbia Threadneedle at the airport, which includes earlier developments such as the £30 million Dnata City North facility and B401 – an £11.2 million trio of warehouse units ranging from 21,594 to 84,098 sq. ft.

Construction was carefully managed in coordination with Manchester Airport Group (MAG) Utilities to avoid disruption to live airport operations over the 50-week build. Environmental sustainability was also a key focus: recycled materials from earlier demolitions were used, and ecological considerations were built into plans, especially near Sites of Special Scientific Interest (SSSI). Landscaping was tailored to enhance biodiversity and support the project’s green credentials.
