New Housing Development Takes Shape On Fulham's Aintree Estate

Hammersmith & Fulham Council's housing development on the Aintree Estate in Fulham has reached a major milestone, with the concrete frame now complete for all four new residential blocks.

Delivered in partnership with Higgins Partnerships, the project will provide 134 modern homes for local residents. It replaces the former Hartopp Point and Lannoy Point buildings, which were demolished following the discovery of significant structural defects.

The development has now reached its full height, with scaffolding and brickwork advancing on the façade. Celebrating this progress, students from Sir John Lillie Primary School recently unveiled a green initiative at their school, attended by key figures, including Cllr Umeh, H&F Council Leader Stephen Cowan, Chelsea and Fulham MP Ben Coleman, and representatives from Higgins Partnerships.

New Green Space for Students

Higgins Partnerships funded a £20,000 planting scheme at the school, introducing 450 plants, including English Bluebells, herbs, and garden flowers. The initiative aims to transform the playground into a vibrant, biodiverse space for children to enjoy.

Homes Designed for the Community

The new homes on the Aintree Estate include:

• 67 homes at social rent

• 45 homes for shared ownership

• 22 homes available for private sale

The project forms part of the council's larger goal to deliver 1,800 new council-built homes borough-wide by early 2026, with 65% designated as affordable housing. In total, 3,000 homes for local residents are planned or already under development.

All new homes on the Aintree Estate will meet Passivhaus classic standards, the UK’s highest energy efficiency benchmark, ensuring low energy costs and sustainable living.

Safety and Sustainability Enhancements

In response to residents' feedback, a second stairwell has been added to one of the blocks as an extra safety feature. Internal construction is set to begin in January 2025, with project completion on track for early 2026.

Priority for the homes will be given to local residents, aligning with Hammersmith & Fulham’s commitment to creating safe, energy-efficient, and community-centered housing.
