About Alex French Associates

Alex French Associates Ltd (AFA) is a firm of Chartered Building Surveyors established with the purpose of bringing a fresh and more dynamic approach to the business of building surveying with an emphasis on customer service. Based in Penarth, South Wales we work with clients across the UK.

We offer a full range of Building Surveying services and have particular expertise in disabled adaptations and Party Wall matters.

Disabled Adaptations
At AFA we believe in providing a holistic approach to disabled adaptations. Rather than being viewed as just another construction project, the primary purpose of a disabled adaptation should be the rehabilitation and long-term needs of the client.

Project Management
Successful project management requires good planning and organisation skills. A good Project Manager is able to interpret and implement a client brief, monitor and report on project progress, control the quality and manage the costs of the project from inception right through to practical completion.

Asbestos Surveys
In order to manage asbestos you will need a survey. If you are simply looking to comply with legislation then you will require an Asbestos Management Survey, however, if you are looking to undertake refurbishment or demolition then you will require a Refurbishment and Demolition Survey.

CDM Consultancy
Virtually everyone involved in a construction project is a duty holder with legal responsibilities under CDM 2015 and as CDM Consultants we work with you to ensure that you are complying with your obligations under CDM 2015.

Expert Witness Reports
An Expert Witness is someone with knowledge or experience of a particular field or discipline beyond that to be expected of a layman. The Expert Witness’s duty is to give to the Court or tribunal an impartial opinion on particular aspects of matters within his expertise, which are in dispute. In England & Wales the Court must give permission for an Expert Witness to give evidence.

Party Wall Matters
Some works on a party wall may be so minor that service of notice under the Act would be generally regarded as not necessary e.g. drilling into a party wall to fix plugs and screws for ordinary wall units or shelving, cutting into a party wall to add or replace recessed electric wiring and sockets or re-plastering.

Building Defect Surveys
An AFA Building Defects Report can provide advice on specific building elements (roof, walls or floors) or on a particular defect, such as subsidence, damp or timber defects. The report can also be tailored to address specific concerns or to provide the overall condition of a building.

Condition Surveys
The purpose of a Schedule of Condition Survey is to record the current condition of a property before entering into a lease agreement and is a detailed room-by-room assessment. Commercial leases usually stipulate that the tenant is responsible for any repairs during and at the end of a tenancy, so it is vital that you fully understand your potential liabilities before signing your lease. Often, a Schedule of Condition Survey can be used to negotiate with your landlord to have immediate defects corrected prior to your taking over the lease and this can possibly save you a considerable amount of money.

Damp Surveys
There are three main causes of dampness in a building:
  • Rising damp
  • Penetrating damp
  • Condensation damp
However, it could also be caused by the presence of hygroscopic salts, the result of leaking or burst pipes or other accidental damage and these all need to be taken into consideration when investigating damp.

Architectural Design Works/Plans
AFA provides architectural design services for both residential and commercial projects. Projects range from simple domestic extensions to specialist designs for disabled adaptations and new build projects. As Chartered Building Surveyors we can also advise if your building requires necessary repair works prior to refurbishment or adaptation, saving you time and money in the long term.

Fire Risk Assessment & Legionellas
Fire safety is an extremely important issue, especially in mixed-use premises and where unrelated occupiers, who live independently from one another, share common areas of the same building. This area of law is covered by the Housing Act 2004 and the Smoke and Carbon Monoxide Alarm Regulations 2015 inside the dwelling and for the common areas, the Regulatory Reform (Fire Safety) Order (2005).

Building Surveys
A building survey may seem like an unnecessary expense when you are already spending a lot of money buying a house, however, depending on the age and condition of the property you are buying, money spent on a decent survey could save you a fortune in the future and you may also be able to use the information in the survey to negotiate the price with the vendor.
