Building Surveys

We specialise in commercial building surveys – providing in-depth and impartial analysis on properties anywhere in the UK. We work with everyone from large commercial organisations to small businesses to supply reports on the condition of a property along with immediate and major defects. We are also happy to provide advice and guidance on relevant renovations and repairs that may be needed, along with budget costs.

Dilapidations

With more than 30 years of experience in carrying out commercial Dilapidations, we work on behalf of both tenants and landlords. Using a proactive approach that helps our clients avoid any unnecessary costs and ensures a favourable outcome, we aim for a quick settlement or advise on the works to be done prior to lease end.

Access Audits

Access is an extremely important aspect for any commercial property. We have extensive expertise in analysing access to premises to understand whether it is fit for purpose. Our experience and knowledge can be applied to everything from retail spaces and offices to industrial premises to help you understand any alterations that would need to be made to your property to make it accessible.

Project Management

We can ensure that your project is carried out to the highest standard. We provide advice on everything from feasibility and viability to design, planning, cost and compliance, keeping you on time and on budget. Compliance Surveys

Our team of chartered surveyors understand the compliance regulations that must be adhered to on any building project. This allows us to provide compliance surveys to landlords, developers and tenants on a wide range of issues including fire safety, asbestos, access, health and safety and energy performance.

Reinstatement Surveys

We can carry out thorough cost assessments to establish how much it would cost to rebuild a property for a ‘day one’ value. Our reports are created in accordance with the guidance of the latest Royal Institute of Chartered Surveyors (RICS) standards.

Party Wall

At Bradley Mason, we can provide expert advice on all Party Wall related matters acting either in the capacity of a Building Owners Surveyor, preparing and issuing Notices, Awards and Schedules of Conditions or as an Adjoining Owners Party Wall Surveyor, ensuring the Act is correctly administered, disputes are quickly resolved and properties are effectively safeguarded.

Over the last 12 months we have:

• Dealt with more than 150 individual claims for tenants, with 90% agreed from before termination
• Prepared and managed more than 50 claims from landlords, with 75% settled within three months
• Successfully saved an average of 50% on all settlements for our clients
• Been instructed to act on national portfolios, totalling over 2,000 sites
