Modular construction specialist McAvoy and the Bradford District Care NHS Foundation Trust have marked a major milestone with a groundbreaking ceremony to launch phase two of the £65 million Lynfield Mount Hospital redevelopment programme.
McAvoy is working in partnership with the Trust to deliver a new two-storey, 36-bed mental health facility featuring en-suite rooms. The project also encompasses extensive refurbishment works to communal areas within the hospital's existing central building. The overarching initiative aims to create modern, therapeutic environments designed to better support service users, healthcare staff, and the local community.
The development represents a core part of the Trust's broader plans to transform the estate. In January 2026, the Trust received final approval from the Department of Health and Social Care to proceed with the central building's redevelopment. The project uses a phased approach across a three-year timeline, ensuring all hospital services remain operational throughout construction.
Phase one of the scheme focused on essential enabling works to prepare the site. This included creating a new staff car park, constructing a woodland wellbeing walkway for visitors, temporarily relocating the main entrance, and demolishing the former Estates and Facilities offices. McAvoy initiated site preparations in April 2026 and has now transitioned into phase two.

McAvoy's precision-manufactured modular solution involves building structural modules in a factory-controlled environment before transporting them to the site for final installation. This approach significantly lowers on-site activity and overall project duration compared to traditional construction methods, helping to minimise disruption for hospital operations and neighbouring residents.

The incoming ward infrastructure will provide updated inpatient accommodation aimed at improving patient outcomes while offering high-quality clinical environments for medical professionals. Phase two of the redevelopment programme is expected to be completed in autumn 2027, with the full Lynfield Mount Hospital project currently scheduled for final completion in early 2029.
