OPRE Solutions has appointed Refresh, the Watkin Jones Group's asset enhancement platform, to deliver a multi‑phase, amenity‑led refurbishment of Pavilion Court in Wembley. The 699‑bed purpose‑built student accommodation (PBSA) asset forms part of a UK portfolio acquired by QuadReal Property Group in 2025, which OPRE continues to asset manage.
The programme targets upgrades that improve functionality and sustainability, elevate the resident experience and unlock underused space, following a design‑led strategy aligned with modern PBSA expectations.
Covering three blocks, the scope includes a redesigned front‑of‑house with a reconfigured reception and arrival area featuring bespoke joinery, a larger repositioned front desk, floating desks, feature lighting and expanded back‑of‑house workspace. New social and casual study zones will be introduced, amenity floors will be replanned to create clear areas for socialising, group and private study with additional games and breakout spaces, and the gym will be refurbished and re‑zoned to provide dedicated cardio, resistance and yoga/meditation areas. Dining facilities will also be upgraded, including a refreshed private dining room, new furniture and lighting, alongside additional wellbeing and fitness spaces.
Works began in May and are being delivered in phases across May and June 2026. The schedule is carefully sequenced around day‑to‑day operations within the occupied building to maintain continuity and minimise disruption.
