NHBC And Leaf Living Support Single-Family Build To Rent Growth

Construction News Image

Strengthening its long-standing drive to scale Britain's Build to Rent (BTR) market, the National House‑Building Council (NHBC) has broadened its commercial partnership with Leaf Living, a leading provider of single‑family rental homes. The tie‑up reflects a shared emphasis on quality within one of the fastest‑growing BTR segments.

As the UK's largest new‑home warranty and insurance provider, NHBC's purpose is to raise standards in home building and construction quality. That approach aligns with Leaf Living's delivery model, which meets renters' evolving expectations for stability, quality and convenience. Leaf Living's homes are EPC B rated and include integrated smart‑home technology, EV charging and, where feasible, solar PV, together with pet‑friendly tenancy policies — all supporting lower running costs and improved liveability. Concentrated on suburban locations, the homes blend contemporary design with professional, responsive management.

Founded by Blackstone Real Estate and Regis Group, Leaf Living supplies professionally managed, family‑sized new‑build homes for the BTR market. It is on course to add more properties to its existing portfolio of more than 1,500 suburban rental homes, underpinned by a controlled, design‑led pipeline.

The UK's BTR sector continues to expand rapidly, with record investment of £5.2–£5.3bn in 2025 and single‑family rental accounting for almost half of all activity (Savills). NHBC remains focused on supporting Leaf Living to deliver safe, high‑quality homes where residents can build their lives, while helping to protect long‑term asset value.

Niki Kyriacou, Sector Lead for BTR at NHBC commented: "The UK BTR market continues to evolve and demand for professionally managed quality rental homes will only grow. Increasingly, consumers are expecting more of the rental sector and are understanding the benefits of institutional landlords. At NHBC we're committed to supporting the UK BTR market as it expands and driving quality in home building. Leaf Living's core values of high standards and exceptional quality chime with our own and as a key partner, we're committed to helping BTR providers build it right first time, increasing investor confidence and helping them ensure construction excellence."

Will Montague, CEO at Leaf Living commented: "Quality underpins everything we do, and NHBC's commitment to raising standards in the new build industry plays a crucial role in helping us deliver modern, professionally managed homes that families can rely on. As demand for high‑quality suburban rental housing continues to rise, this partnership gives us confidence that our growing pipeline of homes will meet the rigorous standards our residents expect. We're committed to building well‑designed neighbourhoods where people can put down roots, and NHBC's expertise supports us in delivering long‑term, sustainable communities."
