Story Homes has submitted a formal planning application to Cumberland Council for a new residential development comprising 99 dwellings on land situated off Nook Lane in Dalston.
The site is designated as a 'main settlement' for growth within the Cumberland Local Plan, marking it as a priority area to meet the region's housing requirements. The proposed mix of high-quality homes includes two to five-bedroom properties, designed to appeal to a range of residents including first-time buyers, families, and downsizers. In line with planning requirements, 30% of the homes have been designated as affordable housing.
The submission follows a public consultation period and aims to create a sustainable neighbourhood that integrates with the existing village.

The design of the development places a strong emphasis on environmental features, including landscaped grounds and accessible green spaces intended to boost local biodiversity. To manage surface water, the plans incorporate Sustainable Drainage Systems (SuDS), while the inclusion of public open spaces is intended to encourage outdoor activity for the new residents.
Beyond housing delivery, the project is expected to provide an economic uplift for the Dalston area. Story Homes anticipates that the construction phase will create jobs through its local supply chain, while the increased population will provide ongoing support for local businesses and community services.
A decision regarding the planning application is expected from Cumberland Council in autumn 2026.
