Housebuilder Story Homes has announced that it has received full planning approval from North Tyneside Council for the first residential phase at Killingworth Moor.
This major milestone clears the way for the construction of 169 new, high-quality homes.
The Council's Planning Committee resolved to grant the consent for the scheme, which will be known as 'Killingworth Gate', at its meeting held on 10 December 2025. Story Homes acquired the wider land in July 2024, inheriting existing planning permission. The company subsequently submitted a layout variation to enhance and refine the proposals, which required approval from the Committee.
The approved scheme is set to provide a diverse mix of homes, ranging from two to five bedrooms, designed to cater to the needs of first-time buyers and local families. Crucially, a portion of the houses will be allocated as affordable housing, aiming to improve local access to property.
In addition to the varied house types, the development will incorporate comprehensive landscaping and the planting of mature trees. This focus on green infrastructure will create welcoming green spaces, enhance local biodiversity, and provide an attractive setting for residents.

Initial highway infrastructure works have already commenced on the site, including the construction of a new roundabout off the B1317 to establish the primary access point for the first phase of the development. More substantial highway infrastructure improvements, including a new dumbbell roundabout from the existing A19 interchange, are scheduled to begin next winter. These extensive works are required to support both this and surrounding developments and are a fundamental part of the wider Killingworth Moor Masterplan, ensuring safe and well-connected access for future occupants.
The development is supported by a Section 106 Agreement, which secures financial contributions of £2.8 million in the first phase. These funds, along with infrastructure improvements, are intended to benefit both new and existing residents through potential investment in areas such as local transport, education, public open space, and healthcare.
Killingworth Moor is one of only two Strategic Allocations identified in the North Tyneside Council's Local Plan, the other being Murton Gap, which includes Story Homes' existing Robinson Fields development at Rake Lane. Once complete, these sites will positively contribute to the Council's masterplan ambitions by delivering new infrastructure, employment opportunities, green spaces, education provision, and homes to establish sustainable, well-connected communities.
Construction at Killingworth Gate is expected to begin in spring 2026.
