Story Homes Submits Plans For 287-Home Development In Burscough

Housebuilder Story Homes has submitted a full planning application to West Lancashire Borough Council for a major new residential development in Burscough, proposing the construction of 287 homes on safeguarded land.

The proposed scheme includes a mix of one- to six-bedroom properties, with 35% allocated as affordable housing to address local housing needs. The development aims to cater to a broad range of residents, including first-time buyers, growing families, and downsizers.

"We're excited to bring forward these plans for a thoughtfully designed new community in Burscough," said Theo Chrisokhou, North West Land Buyer at Story Homes. "Our proposals aim to deliver much-needed homes while also creating green, well-connected spaces and providing lasting benefits for the wider area. We look forward to working with the Council and local stakeholders as the planning process progresses."

Plans also include enhancements to local infrastructure. Story Homes has committed to providing on-site open space and upgrading a Public Right of Way that crosses the site. These improvements aim to encourage walking and cycling, better connect the development with surrounding neighbourhoods, and promote sustainable travel.

The proposed scheme is expected to contribute over £4.1 million through the Community Infrastructure Levy (CIL), supporting local services such as education and transport. Further contributions under Section 106 agreements are yet to be finalised but are anticipated to deliver additional community benefits.

Environmental sustainability is a core element of the plans. The development will feature a detailed landscaping strategy, biodiversity enhancements, and green technologies including electric vehicle charging points and photovoltaic solar panels. These measures are designed to reduce the development's environmental impact and support low-carbon living.

The site is safeguarded for development in the adopted local plan, and Story Homes says the timing of the application supports both local and national housing targets. The government has set a goal of delivering 1.5 million new homes during this parliamentary term to help tackle the national housing shortage.

If approved, the development is expected to boost the local economy through the creation of construction jobs, increased demand for local services, and opportunities for local subcontractors. A planning decision is expected by winter 2025.
