Network Space Developments has formally submitted an outline planning application to redevelop the former Cadent Gas Works site on Winwick Road, just north of Warrington town centre.
The plans propose up to 100,000 sq ft of high-quality employment space, intended to accommodate a range of industrial and business uses. These will include uses within Use Classes E(g)(ii)(iii), B2, and B8 with additional office space to support modern operational needs.
Boasting strong access to the regional motorway network, the proposed scheme is aimed at meeting increasing demand for flexible, multi-let industrial workspace across the North West.

The planning submission is being led by consultants Spawforths, with a broader project team including GWB Associates, AEW Architects, Stantec, RPS Group (for heritage assessments), Pennine Ecology, and landscape designer Richard Eaves. Savills' Alex Palfreyman and B8RE's Jon Thorne have been appointed as marketing agents for the scheme.
Network Space Developments has delivered nearly 10 million sq ft of industrial space since 1982. With more than 700,000 sq ft of consented multi-let industrial (MLI) space currently in the pipeline, the company is actively progressing several sites over the next 12 to 18 months.
Recent activity includes the successful delivery of the 206,000 sq ft Broadheath Network Centre in south Manchester – a 25-unit multi-let industrial estate sold in December 2024 to M7/Oxford for £47 million following strong lettings. The company is also currently developing 'Coda at City Works' in east Manchester, a 75,000 sq ft MLI project forming part of its wider City Works initiative.
