About SPEEDECK Foundations Ltd

Saving you time and money on your Construction Projects

SPEEDECK is a leading provider of "one stop shop" design and build foundation packages across Southern England. Since 2014, our in-house design team of Geotechnical and Structural Engineers have excelled in saving our clients time and money through integrated Geo-Structural Solutions to the residential, education and care home sectors.

PRE-CONSTRUCTION TEAM
Our proven design methodology ensures that all elements of each project are considered as part of a standardised package. By carefully analysing the area geological maps, site specific soil profile, tree influence and potential contamination of the site, along with the structural and civil drawings, we assess and identify any hazards, provide testing, and produce an engineered solution that effectively manages or eliminates foundations risk for each plot, where there are variable or challenging ground conditions.

CONSTRUCTION TEAM
Our design engineers support our in-house construction teams by ensuring our foundation solutions are as standardised, safe, simple, and quick to install as possible. All our schemes adhere to current standards and tolerances, without the need for special, expensive components. Our solution has fewer individual parts, with reduced requirements for heavy plant, follow-on trades and waste management. Our construction process is fully supported by our internal QA practices at every stage of the construction process.

HOW WE WORK
We strive to only provide the best service and are proud of our commitment to:
• Constant innovation in engineering and construction excellence
• Getting clients out of the ground 60% quicker than traditional schemes
• Never receiving a design callback through £100 million worth of projects
• A client retention rate of 57% with a target of reaching 80%
• Maintaining an unblemished health and safety record
• QA and reviews throughout the project to take our learnings into the next project
• Providing what we believe to be the most sustainable solution on the market

FOUNDATION PACKAGES
FOR HOUSE BUILDERS AND MAIN CONTRACTORS

We provide an all-in-one foundation package that simplifies construction by handling multiple sub-contractors. Our efficient concrete surface eliminates temporary piling mats, saving costs. Our meticulous structural engineers optimise building weight to prevent over-engineering expenses. With SPEEDECK, you get a comprehensive design and build foundation strategy for time and cost savings in your projects.

Concrete Working Platforms:
Our concrete working platforms offer a versatile surface and enhance site cleanliness.

Step 01 - No Engineered Mat Needed:
Our surfaces remove the need for traditional engineered piling mats, usually involving 300-500 mm of crushed concrete. They double as construction platforms for reinforced concrete slabs. These surfaces also seal during bad weather, maintaining productivity and a tidy workspace.

Step 02 - Preparing the Formation:
Our clients' groundworks teams handle the level dig for the plot, leaving 1mtr working space. After this formation preparation, SPEEDECK's site engineer then outlines the plot before concrete installation.

Step 03 - Installing the Surface:
SPEEDECK's in-house concrete team precisely installs concrete blinding, providing accurate foundations for subsequent trades.

Ground Engineering Options
Piling forms the foundation's core, bearing the structure's weight through the deep insertion of piles. SPEEDECK excels in unstable or soft ground where traditional foundations aren't viable. We gather data and analyse geological maps to strategise and enhance the outcomes of our foundation projects.

Piling Types:
For our piled raft foundations, we use small Sectional Flight Auger rigs, fast and cost-effective for most ground types. These lightweight rigs eliminate the need for mats and temporary roads, further saving costs.

Alternatives:
In some cases, like extremely soft soils, precast concrete driven piles are more practical but work equally well. Our foundations aren't limited to a specific pile type; we adapt, including displacement augured and steel cased driven piles. SPEEDECK chooses the best solution after a thorough, comprehensive assessment.

Piled foundations may be necessary for specific sections of a project, while ground-bearing rafts without piles or in conjunction with strip footings could offer greater cost efficiency. Our rafts are adaptable to different ground improvement techniques, such as dynamic compaction, lime/cement stabilisation, and others. We customise solutions according to the project's requirements and soil characteristics, always mindful of striking the right balance between cost and preserving the soil's integrity.

What is Radon Gas?
Radon is a naturally occurring radioactive gas that can seep into buildings from the ground. It is colourless, odourless, and tasteless, making it difficult to detect without proper testing.

Radon Gas tends to be found mostly in South West England (Cornwall, Devon), Derbyshire, and parts of Wales and Scotland. However it can be found throughout the United Kingdom. Mapping published by the UK Health Security Agency (www.ukradon.org/information/ukmaps) shows radon affected areas and risk levels.

While all buildings contain radon, buildings in higher risk areas without appropriate mitigations included in the construction can accumulate radon to harmful levels, posing serious health risks.

How to deal with Radon Gas during construction?
Radon is a serious but manageable issue in new build developments. Proper foundation design, sealing, and ventilation strategies can effectively control radon levels, ensuring a safe indoor environment.

How does a piled slab foundation deal with Radon gas issues?
A piled slab foundation can effectively address Radon gas issues by incorporating specific mitigation measures designed to prevent gas ingress into the building.

The key strategies include:
1. Radon Barrier Membrane—To prevent radon from entering the structure, a gas-resistant membrane is installed on top of the slab. This is usually sufficient for lower levels of radon risk.
2. Subfloor depressurisation system – Provision for future subfloor depressurisation can be integrated in areas of higher radon risk. While active depressurisation may not necessarily be required, sumps and pipework can be installed relatively simply beneath the raft slab so that depressurisation can be introduced at a later date.
3. Adequate Joints & Penetration Sealing—To prevent leakage, all construction joints, service penetrations, and gaps must be well-sealed with gas-resistant materials.
By implementing these measures, a piled slab foundation can be designed to comply with radon protection requirements, ensuring a safe indoor environment.

Can I use Pile and Ground Beam foundations to deal with Radon Gas?

A piled slab foundation generally provides better Radon gas protection than a pile and ground beam solution because the ground beams create multiple joints and gaps where gas can enter. Membranes must be carefully lapped and sealed around beams and slab areas, increasing the risk of leaks and adding more materials and cost to the project. The space beneath the suspended floor (between the beams) can act as a void where radon can collect and seep through floor finishes if ventilation is inadequate. Over time, differential movement or poor sealing of joints may compromise radon protection, requiring inspections and potential repairs.

What is the best foundation solution for Radon Gas?

The optimal solution for radon gas mitigation in new foundations is a piled slab foundation with a radon-proof membrane, fully sealed around service penetrations, and joints. This design provides a continuous barrier, reducing gas pathways and minimising maintenance risks. Provision for future subfloor depressurisation can easily be introduced in higher risk areas. Compared to a pile and ground beam system requiring more complex sealing and ventilation, a piled slab foundation offers a simpler, more effective, and long-term radon mitigation solution that meets regulatory requirements.
This December, our team had the privilege of volunteering at Dunstable Food Bank, part of The Trussell Trust, where the demand for essential food supplies remains critical. With 1 in 5 people in the UK living below the poverty line, food banks serve as a vital lifeline for families facing hardship.

Our team helped by sorting food parcels, organising donations, and delivering a trolley full of much-needed supplies to support this essential cause. Since its launch in 2012, Dunstable Food Bank has provided approximately 433,000 meals, helping over 48,000 people, thanks to the dedication of 100+ volunteers who work tirelessly to ensure emergency food reaches those in crisis.

We’re proud to support this mission and encourage others to get involved. Download the Bank the Food app to see what your local food bank needs—it’s a simple way to make a big impact. Even the smallest contributions can make a real difference, especially during the holiday season when demand is at its highest.

Looking ahead to 2025, we’re committed to continuing our support* Together, we can help ensure that no one in our community goes hungry.
