Facilities Management
Focus FM can offer a bespoke Facilities Management service in accordance with our clients needs, this could incorporate Contract Management, Procurement of Services, Planned and Reactive Maintenance, Energy Management or simply the implementation of Facilities Management contracts at handover.

Architecture
The Focus Architecture + Surveying design process is an interactive and collaborative one with open communication facilitated by effective leadership. Throughout the design process our clients are engaged and informed at all times to move projects forward to successful completion.

Concept Design
Concept design service looking at practical, functional and financial considerations. Using industry BIM, visual concepts and client interaction.

Historic Preservation
Specialising in projects involving Grade I, Grade II and Grade III buildings, experience of preserving and renewing cultural buildings.

Masterplanning
Project management of planning, landscape design and urban design. Services include site assessment, planning regulations and community consultation.

Construction Procurement
With extensive experience in all conventional procurement routes, we are able to discuss the key project objectives, then impartially recommend the most appropriate procurement route for a development. We offer our clients a logical perspective on the pros and cons of each procurement opportunity and how each route can impact on a construction project.

Interior Design
Interior design to be of fundamental importance and considers in detail the décor and ornamentation of a space without the immediate concern to convenience.

Visualization
At Focus Architecture + Surveying, we develop all architectural information within BIM, enabling us to easily develop visualisations to aid our clients realise their vision for the project. If clients want to utilise this information, we will discuss this option further with them before any work is undertaken.

Schedule Of Condition
A schedule of condition is generally prepared prior to the signing of a new lease. Once prepared and agreed it will be annexed to the lease as a specific covenant, to allow it to become part of the lease documentation.

Reinstatement Cost Assessment
Reinstatement cost assessments are prepared using a combination of average building cost rates together with elemental building costs prepared, which we prepare using in house current cost information to ensure accuracy.

Pre-Acquistation Survey / Building Survey
The pre-acquisition survey includes detailed analysis of the existing building structure and condition. It identifies any defects present, including any future maintenance requirements along with associated budget costs, it will also comment on the legislative compliance issues that affect users, owners and occupiers.

Planned Preventative Maintenance
It is beneficial to adopt a proactive approach instead of a reactive approach to building maintenance. The preparation of a PPM Schedule can greatly assist with this and ensure good estate management. The main purpose of PPM is to protect your asset and enhance its long-term value.

Project Management
We project manage, lead and control all aspects of the design and construction process from initial concept through to final handover on a wide variety of project types, sizes and complexities. This includes managing all technical, organisational, commercial, legal and financial issues involved in achieving a project’s successful execution.
