Firstly, to safeguard our clients and ourselves, we offer a Memorandum of Agreement. This contractual agreement describes in detail the level and conditions of our services.

This agreement will list in detail the requirements, specifications of the client and the responsibility of this company to the client. It also provides a breakdown of the project's professional fee structure.

Secondly, all our designs are covered by the company's one-million-pound Professional Indemnity Insurance Policy, ensuring peace of mind for the client.

Site Appraisals
When considering buying a parcel of land or a building to develop, it is essential to do your homework. At Gap Architectural & Engineering Design Services we endeavour to ensure that the project is financially viable from the outset. Therefore, on larger projects we recommend that an initial site appraisal is undertaken prior to purchase of the site.
  • This can provide a valuable insight into the potential profitability of a development
  • Identify areas of concern which may have a bearing upon the purchase value of the site
  • Identify hidden additional costs which may need to be taken into account, such as additional sub-consultants, service diversions, and site constraints
  • Provide the documentation needed to support applications for development finance
  • The valuation figure produced will be approximate and shall in no way be taken as a substitute for a full RICS land and property valuation
Planning Process
At Gap Architectural & Engineering Design Services we ensure that the project is as close to the initial concept as possible. Therefore, we use the following steps. Our first consultation, which is usually free, where we will:
  • Meet with the client to ascertain client's intentions and requirements, and determine if any specialist sub-consultants will be required, e.g. ecologists, hydrologists, structural engineers
  • Outline the terms of engagement and, if possible, provide a fee proposal.
Then if the project is viable and client wishes to engage our services, we will then:
  • Issue a Memorandum of Agreement
  • If required and appropriate undertake a full site appraisal
  • Discuss with the Local Authority Planning Department of the viability of the proposals and advise client of any negative outcomes
If the Local Authority have no immediate objections, then we will:
  • Prepare initial drawings
  • Meet clients and discuss drawings
  • Make any minor alterations required by client
  • Submit to client for final approval
  • Make any subsequent changes as required by the client
  • Prepare Application Documentation
  • Submit application
Then if required:
  • Make any minor changes required by the Planning Officer to sweeten the planning process, including speaking at the Planning Committee, if permitted and required
  • Deal with as many of the Planning Conditions as practicable
Construction (Design & Management) Regulations
Where appropriate we will act as coordinator for the client within the terms of the Construction (Design & Management) Regulations. This involves, firsly, our assessing the project to determine the extent to which the regulations apply and also which other statutory regulations may apply, including:
  • The Party Wall Act
  • Environmental Health Acts
  • Road Traffic Acts
  • Highways Act
  • Countryside Act
  • Land Drainage Act including the Flood Defence Regulations
  • Control of Pollution Act
  • Other regulations made under the Health & Safety at Work Act
Secondly, having assessed the projects requirements, we will advise the client as to the extent to which these statutory obligations apply and assist in the preparation of the necessary documentation.
