Garden Villages and Towns could generate over 200,000 new homes

Following the announcement by the government of the garden village scheme and three larger towns around the country, everyone is raving about it, but is this a new concept?
Letchworth - the first garden city

Garden village is a new concept in some respects, but actually dates back to the 1800's! Sir Ebenezer Hoard came up with the 'garden city movement' as a form of urban planning. The aim, self-contained communities within the greenbelts of the UK, containing residences, agriculture, and industry. His vision was to accommodate 30,000+ people. This dream led to the birth of Letchworth, the first garden city, based in Hertfordshire, England. Its current population is around 33,600 (Wiki - Letchworth Garden City). Welwyn Garden City was the second garden city, and to date, these are the only Garden Cities, despite the eventual success of them (Geni.com).
Garden Cities Movement, reborn

If garden villages and towns are to be viable, it is important that the local authorities embrace the concept. As with Sir Ebenezer Howard's Garden City, it took a while for investors to see the benefit, as they required a profit, and until the cities filled, this was not evident. Think Tank Policy Exchange reported that in excess of one million new homes could be built if the 353 councils in England built just 3,000 new homes to the policy, over the coming decade (Policy Exchange). Back in 2014, Nick Clegg accused David Cameron or being 'reluctant' to build new garden cities (Telegraph Online). Things seem to be moving in the right direction now.

20% discount must be offered to young first-time buyers

In the modern day, the Garden Village is classed as a development between 1,500 and 10,000 homes and the Garden Town will be developments greater than 10,000 new homes. The developments must be Local authority-led and be a Free Standing settlement, i.e. not an extension of an existing town or village (Gov.uk PDF). Another part of the criteria is that 20% discount must be offered to young first-time buyers on the high-quality homes, something we are seeing more and more of in new developments. In addition to this, there will be access to government funding streams such as Starter Homes Fund and Help to Buy.

Locations of proposed Garden Villages and Towns

The sites released by the government include 14 village sites and 3 new town sites, giving us 17 new settlements and potentially 200,000 new homes across England. They will not only bring homes but a community with new facilities, new jobs, creating a sustainable local economy. Creating this type of community green space would potentially create a good old fashioned community spirit at the heart of the new settlements. This must have strong appeal to the future potential residents.

Is Smartflower the smartest solar energy on the market?

Recently we’ve seen the Electricity Tree fluttering around social media (It uses blades to generate energy from light breezes), and more recently we are seeing the smartflower. The inventors claim that it is solar energy made simple,
Your everyday life, powered by a very smart plant

The Austrian inventors of the smartflower, claim many things amongst being the ‘world’s first’ all-in-one solar energy, but to put it in perspective for daily living, here are some examples of what this would do for you.

The smartflower claims that just ‘one day’ of using the smart flower (we are assuming this is based in a sunny location), the smartflower could achieve any of the following:

Fully charge up over 2,400 smartphones (imagine how many nokia 3310’s that would be)
Charge and electric car and drive up to 62 miles
Wash 17 loads of dirty laundry
Power LED lights for over 4,300 hours
Watch 360 hours of TV (We’d probably focus on The Walking Dead during this time…)

More success for Clerkenwell Road also certified BREEAM Retail Very Good

Strong Design Team

A key element of sustainability is teamwork, and this had a very strong team in place. Working alongside Ben Adams Architects, Chris Evans Consulting, and the client Stewart Watson Building Surveyors, the target of BREEAM Very good were achieved in both categories or BREEAM Offices and BREEAM Retail.
The Development Plan

Developments within the Greater London area have to consider various policies, depending on the project. In this case, there were considerations for 'The London Plan, Islington's 'Core Strategy' and Islington's 'Development Management Policies'.

Additional to this, there were material considerations of sustainable development, in line with the National Planning Policy Framework (NPPF).
Refurbishment of an existing brick office building

This was a refurbishment of an existing brick office building, with a two-storey extension at the 3rd & 4th floors, and a one storey rooftop extension at the fifth level. This included new services throughout, new windows and a new corner entrance. The project compromised of two elements, BREEAM Office and also BREEAM Retail, converting existing B1 office to a flexible B1 Office/ A1 retail space, for the ground floor.

Encon achieve BREEAM Excellent for 50-52 Welbeck Street Development

EnconAssociates

Encon Associates were appointed BREEAM Assessors and BREEAM Accredited Professionals for Welbeck Street by the well-known Howard de Walden Estate, who manage and own a portfolio of properties in Marylebone, including some of London’s most prime shopping areas, as well as 750 homes and Harley Street.

Encon Associates supported a strong design team, including Virtus Contracts and JLL UK on this Howard de Walden Estate development on Welbeck Street from residential to luxury offices.

Evolution of Traditional town houses into a Modern Office Space

Welbeck Street is a Victorian Building dating back to circa 1890’s, and the challenge was to convert 3 properties, 50,51 and 52, into a sustainable Grade A open plan office accommodation, over 17,500 sq feet across four floors. The party walls between the 3 buildings have been removed to creating a very grand feel.

A Challenging project

Virtus Contracts, a main contractor, considered this “one of the most technically challenging” projects of its kind. A huge task was the installation of a new Lift shaft and the construction and installation of a cantilevered staircase. As this was a listed building and 3 buildings coming into one, taking it back to its shell was an enormous feat, with 600 tonnes of demolition and strip waste being removed, and its busy location in central London didn’t help matters.
